Quiet hours begin at 9PM, no exceptions. Our home is located in a residential neighborhood so please be respectful by keeping noise to a reasonable level, not just during quiet hours but at all times. If you are outside after 8pm please keep your voices down and music low. NoiseAware party detection and security cameras are for ensuring this rule is followed. Any disturbances to our neighbors or the adjacent unit may result in immediate check-out without refund. Manager/owner being called out for a rules violation is a $250 fee Pet Fee = $75/pet. Dogs are welcome and cats are not allowed. I ask that they are well behaved (no chewing furniture/scratching, no consistent barking, they are house trained and you pick up all of their waste outside). Any dog waste found after a guest will be a $50 clean up fee. Early Check-in (if possible) = $25 Check-out is 10:00 AM unless otherwise noted. Check-out late fees are as follows: 30 minutes late = $50 2 hours late check out = daily base rate + any fees associated with disturbance of next guests' stay. Tampering with any of the technology in the home will result in immediate check-out without refund. Renters must be 25 or older. No smoking in the home or on the deck. Evidence of smoking in the house is a $500 fee. No unregistered guests. Guest count in reservation must match guests in the property. This is checked for all guests and the fee is $100/night per guest. Guests use bunk beds at their own risk. If you leave something, there is a $25 shipping fee plus shipping. *** Kilnwood Community Rules As part of the Kilnwood community, all guests are required to follow the association’s rules to ensure a safe, peaceful, and enjoyable experience for everyone: - The speed limit within Kilnwood is 15 mph — please drive carefully. - Quiet hours apply at all times — no excessive noise. - No open campfires in common areas. Campfires on individual lots require a fire permit. - No smoking at the beach, tennis courts, or docks. - Fishing is allowed only from the dock (not at the beach). Please take care not to leave hooks behind. - No bicycles on the dock. - Please remove all personal items from the beach and dock each day and rake the sand flat before leaving to help prevent erosion. - No diving or jumping from the beach or raft due to submerged rocks and trees. - Powerboats are not permitted at the Kilnwood waterfront (dock, beach, or moorings). - Canoes should be placed on the storage rack when not in use. - Use the parking lot at the beach — no parking on the road. - Sailboats must be moored to the left of the beach, away from the swimming area. - No garbage should be left in the bathhouse or outside overnight. - Children must be supervised by an adult at the beach and dock at all times. - Dogs are not allowed at the beach during July and August, except before 9 AM or after 6 PM. - Boating under the influence of alcohol is strictly prohibited. - The tennis courts are for tennis only — no bicycles, rollerblades, or skateboards. - Please do not feed wildlife (including bears), and never leave garbage outside overnight. - Do not disturb loons or their nests — they are a protected species.

Guests have access to the entire home 🏡, with the exception of two locked closets reserved for personal use.
