House Rules

Quiet hours begin at 9PM, no exceptions. Our home is located in a residential neighborhood, so please be respectful by keeping noise to a reasonable level - not just during quiet hours but at all times. NoiseAware party detection (decibel meter) and security cameras are for ensuring this rule is followed. Any disturbances to our neighbors may result in immediate check-out without refund. Manager/owner being called out for a rules violation is a $250 fee Early Check-in (if possible) = $25 Check-out is 10:00 AM unless otherwise noted. Check-out late fees are as follows: 30 until 2 hours minutes late = $50 2 hours late check out = daily base rate + any fees associated with disturbance of next guests' stay. Tampering with any of the technology in the home will result in immediate check-out without refund. Renters must be 25 or older. Smoking is strictly prohibited. A violation fee of $500 will be charged if evidence of smoking is found, including odor, residue, or cigarette remains. Pet Fee = $75/pet. Dogs are welcome and cats are not allowed. I ask that they are well behaved (no chewing furniture/scratching, no consistent barking, they are house trained and you pick up all of their waste outside). Any dog waste found after a guest will be a $50 clean up fee. No unregistered guests. Guest count in reservation must match guests in the property. Unregistered guests being on site will be charged $100/night per guest. Our EV charger is available for the use of our guests. The charger is a $10 fee per day. If you leave something, there is a $25 shipping fee plus shipping costs. Please be sure you have your belongings. Propane Tank: We have a gas grill, and the propane may need to be refilled. To ensure you're all set, you may want to bring your own propane just in case it's empty when you arrive. If you do need to refill the tank, rest assured that we will gladly reimburse you for the cost.

The Weirs Beach Drive-In Theater also offers a unique outdoor movie experience that's perfect for a romantic night out or a fun family outing. In the winter, The Weirs transforms into a winter wonderland, with skiing and snowboarding at nearby Gunstock Mountain Resort, as well as snowmobiling, ice fishing, and more. And throughout the year, The Weirs is a hub for live entertainment, with concerts and events at venues like the Bank of New Hampshire Pavilion. Despite its lively atmosphere, our neighborhood and our new home offers a tranquil retreat from the hustle and bustle of the Lakes Region. Darryl was amazing from start to finish. He was an amazing host with great property. He is so accommodating. And responsive . It was a pleasure and I would look for his other properties as well as I know they will be just as great

This place was better than I expected. It was just my husband and I but there was room for 5, (even 6 really) which was what the listing said, and everything looked brand new. A perfect blend of modern style and rustic decor, with simple unique furniture, comfy bed and lots of extras included, like a great coffee bar and a Belgium waffle maker, basket of snacks, hot cocoa, candy and chewing gum. Daryl was kind and very responsive, yet you could tell he was careful to be sure he was renting to people who would respect his property. My favorite part was the upstairs master bedroom with en suite bathroom, including a cozy little window seat. We stayed 4 days and nights but it flew by and we wish we could have stayed longer. Maybe next time! Would absolutely love to stay again, maybe in the summer

We just returned from a wonderful weekend getaway at Darryl’s beautiful cottage. This gem of a place is so comfortable and cozy and was perfect for our stay. It is well-appointed with everything that one would need plus extra perks from soft linens to a fully stocked coffee bar. Darryl was very responsive and easy to communicate with, which made everything smooth from start to finish. He also provided us with excellent recommendations for dining. We’d happily stay here again!!

Really enjoyed our stay. Location was perfect for us. We were there to ski at Gunstock. Short easy ride. Near all the local restaurants and activities in the area. My wife hit a local spa for massages and I skied with my granddaughter at Gunstock. We ate out locally every night we were there.

Darryl was extremely communicative and helpful throughout our stay. The place was clean, well maintained, and exactly as described. We really enjoyed the beautiful lake view, and the location was very convenient with easy access to major stores and essentials. Everything we needed was close by. Would happily stay here again.
